A Garage Floor That Can Handle Lowcountry Living
Quick answer
A garage floor coating is a seamless finish bonded into your concrete. We diamond-grind the slab, repair the cracks, and install a 100% high-solids polyaspartic flake system in one day. You can walk on it in about 5 hours and drive on it in about 48 hours, and it stands up to hot tires, oil, salt, and Lowcountry humidity.
If there’s a dark, tire-shaped stain right where you park, you already know no degreaser on the shelf is getting it out. Most garages around here end up the same way. The builder pours a plain gray slab, the first summer leaves it dusty and sweating, and a few years later there’s an oil spot, a crack running out of the corner, and a white powder that comes back no matter how often you sweep.
I ran car dealerships for more than ten years before Lindsay and I started Floor Shield Lowcountry. I’ve seen every sales trick there is, and we don’t use any of them. Call or text us any time, day or night, and you’ll get one of us. You’ll meet us at the estimate and on install day, not a rotating crew. We’re certified and insured, and we protect your floor like it’s our own.
What Lowcountry Life Does to a Bare Garage Floor
Think a garage floor is a garage floor? Think again. Ours deal with heat, humidity, salt air, and sand twelve months a year.
Six Muggy Months
From May through October the air is muggy most days, and bare concrete sweats that moisture back out as white powder. A sealed polyaspartic floor stops it at the surface.
July Heat and Hot Tires
July highs run near 90 degrees, and hot tires can soften cheap epoxy right off the slab. As a car guy, that one drives me crazy. Polyaspartic is built to resist it.
Salt, Sand, and Beach Days
A day at Coligny or Tybee comes home in your floor mats. A sealed, textured floor rinses clean with a hose and stays grippy when it’s wet.
Golf Carts and Chargers
In Sun City and the island plantations, the golf cart lives in the garage, and battery acid etches bare concrete. Our chemical-resistant topcoat wipes clean.

The Flake System, Layer by Layer
Most garages we coat get our Flake System: decorative color chips locked between two coats of 100% high-solids polyaspartic, made in the USA by Floor Shield. Here is what goes down, in order.
- Diamond grinding. Grinding opens up the concrete so the coating bites in, the same way you sand a car before you paint it. Skip this step and the coating peels. We never skip it.
- Crack and pit repair. Filled and ground flush so they don’t telegraph through the finish.
- Primer color coat, 4 to 7 mils thick. The bond coat, tinted to match your flake blend.
- Full broadcast of color flakes. Edge to edge, then scraped and vacuumed so the texture is even.
- Clear polyaspartic topcoat, 7 to 12 mils thick. UV-stable, so it won’t yellow where the sun comes in under the door.
Lindsay is the one with the design eye. At your estimate she’ll show you flake samples in your own garage light, which looks a lot different than a photo on a screen. Want a cleaner look? Ask about our Solid Color System, or browse the color charts.
Epoxy, Polyurea, or Polyaspartic?
Those three words matter more than any brochure, and you should know exactly which one a contractor is putting down. Epoxy is the familiar one, and in a dry, climate-controlled building it can do fine. In a Lowcountry garage it tends to yellow in the sun, gets touchy about humidity while it cures, and often needs redoing within a few years. Polyurea is a real step up. 100% high-solids polyaspartic is what Lindsay and I chose, and it’s the only thing we install.
| Polyaspartic (what we install) | Polyurea | Epoxy | |
|---|---|---|---|
| Install time | One day for most garages | Often one day | Often two to three days |
| Sunlight | UV-stable, won’t yellow | Depends on the product; many need a UV-stable topcoat | Tends to amber and yellow |
| Humidity at install | Handles our humidity well | Handles it, but cures so fast there’s little working time | Touchy on muggy days |
| Hot tires | Built to resist hot-tire pickup | Generally good | Budget kits can soften and peel |
| Warranty | 15-year warranty | Varies by installer | Varies; DIY kits usually none |

The Garages We Coat Every Week
Every neighborhood hands us a different slab. Here is what we run into most.
Older Island Homes
Garages in Sea Pines, Shipyard, and Hilton Head Plantation often have decades of oil stains, settling cracks, and an old coating that’s started to flake. That’s grinding and repair first. If your slab has a moisture problem, we’ll tell you before we coat it, not after.
New Construction
In Hampton Lake, New Riverside, Latitude Margaritaville, and the newer sections around Okatie, the slab is fresh and clean. That’s the easiest time to coat, before the boxes and the workbench move in. New concrete needs time to cure first, so we’ll test it and tell you when it’s ready.
Garage, Gym, and Golf Cart
Around here a garage is rarely just for parking. In Sun City it’s often the golf cart bay. Elsewhere it’s a home gym, a workshop, or where the fishing rods and cast nets live. We match the finish to how you actually use it.

EVERYTHING YOUR FLOORS NEED
Floor Shield Lowcountry Coating Services
One local, family-owned team for garages, patios, pool decks, and commercial floors.
What Happens on Install Day
Most two- and three-car garages are done in one visit. Clear out the garage beforehand, and we’ll send a short prep checklist a few days ahead. The coating is low odor, so there’s no need to clear out of the house while we work.
1
Morning: Prep
We protect your walls and doorway, then diamond-grind the whole slab. Cracks and pitting get filled and ground flush.
2
Midday: Base and Flake
The tinted primer coat goes down, and we broadcast your flake blend edge to edge while it’s wet.
3
Afternoon: Topcoat
We scrape and vacuum the loose flake, then roll on the clear polyaspartic topcoat.
4
Same Day: Walk On It
You can walk on it in about 5 hours. We’ll go over care before we leave and tell you when to park, usually about 48 hours later.
Veterans: thank you for your service. Mention it when you call and we’ll take our veterans discount off your garage quote.

Garage Floor Coating FAQs
What homeowners ask us most while we're standing in their garage. For more, see our garage floor coating FAQ guide.
How long does a garage floor coating take, and when can I park on it?
Most two- and three-car garages are done in one day. In summer, you can walk on the floor in about 5 hours and park on it in about 48 hours. Cooler weather can take a little longer, and we'll give you the exact timing before we leave.
Is polyaspartic really better than epoxy in this climate?
For a Lowcountry garage, yes. Epoxy yellows in the sun and is touchy about humidity while it cures. Polyaspartic is UV-stable, handles our humidity at install, and holds up to hot tires. Polyurea sits somewhere in between.
Can you coat over cracks, oil stains, or an old epoxy floor?
Usually, yes. We grind off failing coatings and stained surface concrete, fill cracks and pits, and grind the repairs flush. If your slab has a moisture problem or a crack that's still moving, we'll tell you before we coat it, not after.
My house is new construction. When can the garage be coated?
New concrete needs time to cure first, usually around a month. We'll test the slab at your estimate and give you a date. Before you move in is the easiest time to do it.
Will the floor be slippery when it gets wet?
The flake system has a light texture built in, and we can add extra grip to the topcoat where wet tires and beach gear land. It's far less slick than a smooth epoxy or painted floor.
Will hot tires, golf cart batteries, or oil damage it?
The topcoat is made to resist hot-tire pickup and it's chemical-resistant, so oil, fertilizer, and the occasional battery drip wipe up. Clean spills promptly and it keeps its finish.
How do I clean a coated garage floor?
Sweep or blow it off, then mop or hose it with water and a mild soap. No special cleaners, no waxing, and no resealing every year.
What does the 15-year warranty cover?
Our Floor Shield coatings are made in the USA and backed by a 15-year warranty. We go over the terms in writing with you before any work starts, so you know exactly what's covered.
Do you offer a veterans discount?
Yes. We offer a special veterans discount. Just mention it when you call or text, and we'll take care of it on your quote.
Can I reach you after hours?
Yes. Call or text 843-288-9417 any time, day or night. Lindsay and I answer our own phones.
