Bluffton Is Our Home Base
Quick answer
Floor Shield Lowcountry is a family-owned concrete coating company based in Bluffton, SC. We install 100% high-solids polyaspartic coatings on garages, patios, pool decks, porches, and commercial floors across Bluffton, with most homes finished in one day and every floor backed by a 15-year warranty.
Lindsay and I vacationed on Hilton Head for years before we moved down for good, and Bluffton is where we set up shop. It’s a town that grew fast without losing its manners. You can still buy oysters shucked by hand on the May River, then drive ten minutes to a brand-new neighborhood where the paint on the garage door is barely dry.
That range is exactly why Bluffton floors vary so much. An old cottage slab in Old Town and a new pour off Bluffton Parkway need very different prep. We’ll come look at yours, show you samples in your own light, and give you a straight, all-in price.

Bluffton is really a dozen different towns stitched together. Here’s what we run into in each one.
Old Town Bluffton
The cottages and raised homes along Calhoun Street, Boundary Street, and Lawrence Street often have older slabs with patches, settling cracks, and porches that have been painted a few times. They take more prep, and we’ll tell you honestly what to expect.
Palmetto Bluff
Along the May River, Palmetto Bluff homes have carriage-house garages, golf cart bays, and covered outdoor rooms. Design standards matter here, and Lindsay is happy to help you pick a finish that fits the architecture.
Belfair, Berkeley Hall, and Colleton River
The golf communities off US-278 near the bridges are full of oversized garages with a car, a cart, and a workbench. A flake floor keeps them looking like part of the house.
Hampton Lake and Hampton Hall
Newer homes with clean slabs, water or golf views, and big screened porches. Coating early protects the concrete before the first oil spot or rust ring sets in.
Rose Hill and Moss Creek
Established neighborhoods with mature live oaks, which means shade, damp slabs, leaf stains, and pollen. Pool decks and patios here benefit most from a sealed, textured finish.
Buckwalter and Bluffton Parkway
The newer neighborhoods along Buckwalter Parkway and Bluffton Parkway are where a lot of families land. Garages there double as the gym, the shop, and the bike room.
What Bluffton Does to Concrete
Bare concrete has a hard life on the May River. Three things do most of the damage.
River Humidity
Muggy air off the May River keeps slabs damp, which feeds mildew on shady patios and pool decks.
Live Oak and Pine
Tannin stains from oak leaves and a yellow coat of pine pollen every spring. Bare concrete soaks both in.
Summer Heat
Hot tires in a 95-degree garage are what lift cheap DIY coatings. Polyaspartic is built to take it.

A Little Bluffton History
Bluffton started as a summer escape. In the 1800s, planters from the hot, swampy inland plantations built cottages on the high bluff over the May River to catch the breeze. The town got its name from that bluff.
It also has a rebellious streak. In 1844, local planters gathered under a big live oak, now known as the Secession Oak, to push for leaving the Union, years before the war. In 1863, Union troops burned much of the town. The Church of the Cross, built in 1857, survived and still stands on the bluff at the end of Calhoun Street.
Today Bluffton is known for oysters, art galleries, and a slower pace people call the Bluffton State of Mind. It’s also one of the fastest-growing towns in South Carolina, which is why you’ll find a 150-year-old cottage and a brand-new build a few miles apart.

Bluffton Floor Coating FAQs
What Bluffton homeowners ask us most. Call or text 843-288-9417 with yours.
Is Floor Shield Lowcountry based in Bluffton?
Yes. We're a family-owned company based in Bluffton, and Lindsay and I answer our own phones.
Do you work in Palmetto Bluff and other gated communities?
Yes. We work with gate access and community work-hour rules, and we can give you photos and product details if your ARB or HOA asks for them.
Can you coat an older slab in Old Town?
Usually. Older slabs need more crack repair and grinding. If a slab is still moving or has a moisture problem, we'll tell you before we coat it, not after.
Does Bluffton's humidity affect the install?
Humidity and slab moisture are part of every Lowcountry job. We check the slab before we coat and plan outdoor work around the weather.
Can you coat a golf cart garage?
Yes. Golf cart bays are some of the most common garage spaces we see in Bluffton, and a flake floor handles the tires and the charging corner well.
How long does a Bluffton garage take?
Most residential garages are done in one day. Walk on it in about 5 hours and drive on it in about 48 hours.
