Under-house parking pads, garages, porches, outdoor showers, and rental entries on Tybee, from North Beach and the lighthouse to the Back River and the South End.
Built for Salt, Sand, and Tybee Time
Quick answer
Floor Shield Lowcountry installs polyaspartic concrete coatings on Tybee Island, GA, including garages, under-house parking and storage pads, porches, outdoor shower areas, and vacation rental entries. The coating seals concrete against salt and sand, adds grip for wet feet, and rinses clean after a beach day or a high tide. Every floor carries a 15-year warranty.
On Tybee, a lot of houses sit up on pilings, and the concrete underneath does a lot of work. It’s the carport, the outdoor shower, the golf cart garage, the kayak rack, and the place where every beach chair and boogie board gets dumped at the end of the day.
That slab sees more sand, salt, and saltwater than almost any concrete in the Lowcountry. We’ll come out, look at it, and tell you honestly what a coating can do for it. Then we’ll give you a straight, all-in price.

What Tybee Does to Concrete
Beach life is the best, and it’s the hardest thing on bare concrete.
Sand Everywhere
Sand acts like sandpaper on bare and painted floors. A hard topcoat stands up to it.
Salt and Spray
Salt air settles on every surface and works into bare concrete over time.
Tidal Flooding
King tides and storms can push water under the house. A sealed floor hoses clean afterward.

A Little Tybee History
Tybee’s first lighthouse went up in 1736, just three years after Savannah was founded. The current Tybee Island Light Station, the tallest and oldest in Georgia, has guided ships into the Savannah River for centuries.
In 1862, Union rifled cannon on Tybee shattered the walls of Fort Pulaski in a matter of hours, proving brick forts obsolete. And in 1958, an Air Force bomber dropped a nuclear bomb into Wassaw Sound after a midair collision. The so-called Tybee Bomb has never been found, and it’s still a favorite topic at the bar.

Tybee Island Floor Coating FAQs
What Tybee homeowners and rental owners ask us most. Call or text 843-288-9417.
Can you coat the parking pad under a raised house?
Yes. Under-house pads are some of the most useful slabs to coat on Tybee. A sealed, textured floor handles sand, salt, and golf carts and hoses clean.
What happens if it floods?
A coating won't keep water out, but a sealed floor rinses clean with a hose and squeegee instead of soaking up saltwater and mud.
Can you work around my rental bookings?
Yes. Most residential floors are done in one day, and you can walk on them the same day. Send us your calendar and we'll plan around it.
Is it slippery for wet, sandy feet?
Not the way we install it. We build texture into the topcoat for outdoor showers, entries, and porches.
Will salt air hurt the coating?
No. Polyaspartic seals the surface, so salt and sand stay on top and rinse away.
Is there a warranty?
Yes. Every floor carries a 15-year warranty on Floor Shield coatings made in the USA.
