The Island That Brought Us Here
Quick answer
Floor Shield Lowcountry installs polyaspartic concrete coatings across Hilton Head Island, including garages, patios, pool decks, villa entries, and commercial floors in every gated plantation and the island’s mid-island neighborhoods. Our coatings are built for salt air, beach sand, and full sun, most homes are done in one day, and every floor carries a 15-year warranty.
Lindsay and I spent years vacationing on Hilton Head before we ever lived here. We came for the beaches and the bike paths, and like a lot of people, we kept coming back until we just stayed. So when we say we know what island life does to a house, we mean it.
Salt air, sand on every tire and flip-flop, sprinklers, lagoons, and sun that doesn’t quit. Island garages and patios take a beating, and vacation rentals take it twice as fast. We’ll come to you, gate pass and all, look at the slab, and give you a straight, all-in price.

Learn more →Hilton Head Communities We Coat
Every gated community on the island has its own feel, and its own rules. Here’s what we see.
Sea Pines
From the homes along the Calibogue Sound to the villas near Harbour Town, Sea Pines floors deal with salt air and heavy rental traffic. The community’s design review is strict, and we’re glad to help with color choices that fit.
Hilton Head Plantation
On the north end, big wooded lots and Port Royal Sound views mean shady, damp slabs and a lot of leaf litter. Garages here often hold a car, two carts, and a kayak.
Palmetto Dunes and Shelter Cove
Oceanfront homes and villas mid-island, with the lagoon system winding through. Pool decks and entries see a constant stream of guests.
Shipyard and Wexford
Off Pope Avenue and William Hilton Parkway, close to Coligny. Established homes with slabs that have seen a few decades of sand and salt.
Long Cove, Port Royal, and Indigo Run
Golf communities with larger homes, deep garages, and screened lanais. Owners here tend to want a finish that looks as good as the rest of the house.
Mid-Island and Spanish Wells
Outside the gates, from Spanish Wells Road to the neighborhoods off Mathews Drive and Squire Pope Road, we coat plenty of full-time family homes too.
What Island Living Does to Concrete
Hilton Head is paradise for people and tough on bare concrete.
Salt Air
Salt rides in on the breeze and on every car. It works into bare concrete and speeds up surface wear.
Beach Sand
Sand on tires and feet acts like sandpaper on bare and painted floors. A hard topcoat stands up to it.
Lagoons and Humidity
Lagoons, irrigation, and muggy summers keep shady slabs damp and invite mildew.

A Little Island History
The island takes its name from Captain William Hilton, who sailed past in 1663 and named the headland after himself. For centuries before resorts, it was home to Native Americans, then plantations, and then the Gullah families whose roots here still run deep.
During the Civil War, Union forces took the island early, and in 1862 Mitchelville was founded here as one of the first self-governing towns of freed people in the country. Mitchelville Freedom Park marks the spot today.
Modern Hilton Head began in the 1950s, when the first bridge opened and Charles Fraser started Sea Pines with a simple idea: build around nature, not over it. That’s why the island has hidden signs, earth-tone buildings, and lights out on the beach during sea turtle nesting season.

Hilton Head Floor Coating FAQs
What island homeowners and rental owners ask us most. Call or text 843-288-9417.
Do you work inside the gated plantations?
Yes. We work in Sea Pines, Hilton Head Plantation, Palmetto Dunes, Shipyard, and the other gated communities, and we follow each community's access and work-hour rules.
Can you coat a vacation rental between guests?
Most residential garages and patios are done in one day, and you can walk on them the same day. Tell us your booking calendar and we'll plan around it.
Will the coating hold up to salt air?
Yes. Our polyaspartic coatings seal the concrete surface so salt and sand stay on top where they rinse off, instead of soaking in.
Does my community's design review need to approve the color?
For garage interiors, usually not. For entries, walkways, or anything visible from the street, check with your ARB. We can provide photos and product details.
Is a coated pool deck slippery?
No. We build texture into outdoor topcoats so they keep grip when they're wet from the pool, the outdoor shower, or a summer storm.
Do you charge extra to come out to the island?
The estimate is free, on the island like everywhere else we serve. You'll get an all-in price with no surprises.
Also Serving Near Hilton Head
We work on and off the island, across Beaufort and Jasper counties and into Georgia.
