Concrete Floor Coatings in Beaufort, SC
Garage, porch, patio, and commercial floor coatings for historic homes on The Point, mid-century ranches in Mossy Oaks, and military families out toward Burton and Shell Point.
Old Homes, Proud Neighbors, Tough Slabs
Quick answer
Floor Shield Lowcountry installs polyaspartic concrete coatings across Beaufort, SC, including garages, porches, patios, pool decks, and commercial floors, from the historic district to Burton, Shell Point, and Habersham. Most homes are done in one day, every floor carries a 15-year warranty, and we offer a veterans discount.
Beaufort is one of the prettiest towns in the South, and a lot of its concrete is older than the people living over it. Carriage-house garages behind antebellum homes, 1950s carports in Mossy Oaks, and newer builds out toward the Marine Corps Air Station all need something different from us.
It’s also a military town. Between the Air Station, Parris Island, and the Naval Hospital, a lot of our Beaufort customers have served or are serving now. Ask about our veterans discount when you call. Veterans deserve strong floors that last.

Learn more →Beaufort Neighborhoods We Coat
Beaufort’s neighborhoods span three centuries of building. Here’s what we find in each.
The Point and Old Commons
The historic district’s antebellum homes have carriage houses, outbuildings, and porches that have been patched and painted for generations. Prep takes longer here, and we’ll show you honestly what a coating can and can’t hide.
Mossy Oaks and Pigeon Point
Mid-century ranch homes under big live oaks, often with carports or garages poured in the 1950s and ’60s. Expect settling cracks, old paint, and a lot of leaf stains.
Burton and Shell Point
West of town toward the Air Station, with lots of military families and newer subdivisions. Garages here are the workshop, the gym, and the storage unit.
Habersham
Habersham is a walkable, front-porch community of newer homes with carriage-house garages and alleys. Coating early keeps those slabs looking new.
What Beaufort Does to Concrete
Surrounded by rivers and marsh, Beaufort concrete rarely gets a chance to dry out.
Marsh Humidity
The Beaufort River and endless marsh keep the air heavy and slabs damp most of the year.
Salt and Storms
Tidal flooding and storm surge reach low-lying streets. Sealed concrete cleans up far easier afterward.
Live Oak Shade
Beautiful canopies, but also tannin stains, moss, and mildew on porches that never see full sun.

A Little Beaufort History
Founded in 1711, Beaufort is the second-oldest town in South Carolina. Rice, indigo, and Sea Island cotton made its planters rich, and their homes still line the streets of The Point.
When Union forces arrived in late 1861, the planters fled and the town was occupied rather than burned. That’s a big reason so many antebellum homes survive. One of Beaufort’s most famous sons, Robert Smalls, was born enslaved here, escaped by commandeering a Confederate ship in Charleston Harbor, and later bought the house he was born behind and served five terms in Congress.
Hollywood found Beaufort too. The Big Chill and The Prince of Tides were filmed here, and plenty of visitors come just to walk the same streets.

Beaufort Floor Coating FAQs
What Beaufort homeowners ask us most. Call or text 843-288-9417.
Do you offer a military or veterans discount in Beaufort?
Yes. We offer a veterans discount. Mention it when you call or text and we'll apply it to your quote.
Can you coat an old carriage house or outbuilding floor?
Often, yes. Older slabs need more grinding and repair, and some have moisture issues. We check first and tell you honestly what to expect.
Do historic district rules affect a floor coating?
Interior garage floors usually aren't an issue. For porches or anything visible from the street in the historic district, check with the city's review process first. We can give you photos and product details.
Can you coat a porch that's been painted?
Yes, but the old paint has to come off first. A coating over loose paint fails along with it. We grind it off as part of the prep.
Will a coating help after tidal flooding?
A sealed floor cleans up much more easily than bare concrete after water comes in. It doesn't stop flooding, but it makes the cleanup a hose-and-squeegee job.
How long does a Beaufort garage take?
Most residential garages are done in one day. Walk on it in about 5 hours and drive on it in about 48 hours.
